Seniors stamp duty exemption ends 30 June 2012.

You can save up to $22,490 in stamp duty when you buy a newly constructed home or an off-the-plan purchase before 30 June 2012 in NSW, if you are eligible for the senior's principal place of residence exemption.

To be eligible you must be aged 55 or over; have owned and occupied a home in NSW for the past 12 months which you are selling and must occupy the new home for a continuous period of at least 12 months.

Survey shows what over 50's are looking for.

A survey of 1,068 people visiting the Seniors Housing Online website shows what the over 50’s are looking for in a retirement property. Tastes and expectations are changing in the retirement property market now the baby boomers are starting to retire or downsize.

Results show the over 50’s now want larger units: 49.6% say two or more bedrooms is essential and another 35.8% say it is desirable; over 97% want an independent living unit; 78% want it in a community setting with access to facilities such as a community bus, a club house or recreation centre, and a swimming pool, and which is pet friendly (60%).  88% expect a garage or parking space but 85.3% also want to be close to public transport.  While 70.8% say they would prefer to live close to family and friends, a whopping 80.1% say they are prepared to move out of their local area to find the right retirement property and lifestyle.

Many people are not ready to retire from work in their 50’s but they do want to downsize their home and get rid of the mortgage once their kids have grown up. Retirement is changing – more people are transitioning into retirement with part time work, and a significant number of people intend to keep on working indefinitely or even pick up a second career as a volunteer. The focus is more on lifestyle – having the time and money to pursue your interests and do those things you’ve always wanted to do: play sport, get fit, travel, spend more time with friends and family.  Some prefer to move to a different suburb while others are happy to relocate to coastal or regional areas or even interstate to get the lifestyle they want within their budget.

Online retirement survey results.

Thanks to those who’ve taken the time to complete the Seniors Housing Online retirement survey which shows what sort of retirement property people are looking for. 

The latest results from over 1,000 respondents highlight that people are overwhelmingly searching for independent living villas or apartments in a village setting with two bedrooms or more.  A majority of 66% wanted access to a club house or recreation centre, 60% wanted a swimming pool, over 85% wanted either a garage or a parking space and proximity to public transport, and 60.8% wanted pet-friendly accommodation.

More than 70% said they preferred a location close to family and friends, but 45.1% said that they were not committed to staying in the same area. 59% said they needed to sell their current home before moving.

While 77% of respondents were already retired and 23% were not, a significant 39% of respondents said their retirement plans had been affected by the world financial crisis – in ways such as needing to work for longer, being unable to sell their home, adjusting their income expectations and budget, or returning to work having previously retired.  Some were actually retiring sooner than expected after losing their job.

No doubt there will be further fall-out for retirees in coming months as share market volatility impacts on super funds, Governments impose spending cuts, and economic uncertainty continues around the world. We will continue to monitor the situation and the survey provides a useful (anonymous) snapshot illustrating how people are being directly affected.

Australian babyboomers retiring overseas.

A combination of a strong Australian dollar, weak housing markets in Europe and the US, and cheap airfares means there has probably never been a better time to consider retiring, or at least buying a second home, overseas.   Limited retirement funds – even depleted super balances – will go a lot further in a place where housing and everyday living expenses are lower, and healthcare is affordable and readily available.

Baby boomers who have enjoyed travelling the world and who have no intention of compromising their lifestyle in their later years are now increasingly considering retiring to another country.  With a more mobile global population and as many Australians have already moved country at least once during their lifetime, and may have citizenship or strong family ties elsewhere in the world, the prospect of retiring abroad is more achievable and attractive than ever before.

Australia has high property prices compared to the rest of the world, which means that selling up your home in a major city can potentially unlock enough wealth to buy two retirement properties – perhaps one being in your country of origin or a favourite overseas holiday destination. Many Australians are migrants, or the children of migrants, and so they continue to have extended family in their country of birth.  The chances are high that your parents or other family members were born overseas and you have contact with family elsewhere in the world.

It definitely makes it easier to consider retirement in a country where you are familiar with the language and social security system, have visited regularly and where you already have friends and family located.  However, the baby boomers are an adventurous and nomadic lot, and many are happy to make their retirement one more extended holiday, and make the leap anyway without this sort of knowledge, figuring they can always move on if they don’t like it.

Tips on selling your retirement village unit.

If you are thinking about selling your retirement unit privately, or even if you have an agent or village manager currently selling it for you, advertising on Australia's number one retirement property website www.seniorshousingonline.com.au will immediately generate more prospective buyer enquiries and help sell your unit faster.

A few tips to get the best results:

1.    Always Include really good, attractive photos of the unit (both internal and external shots) – quality is more important than quantity.

2.    Provide comprehensive information about the best features of the unit, the village and the location.  Think about this from the perspective of a prospective buyer who may not be familiar with the village or the area, and what is likely to be attractive to them.

3.    Set the sale price realistically in comparison with similar units, to make sure yours gets on the buyer’s shortlist and generates more enquiries.

If you want to sell privately and save the sales agency commission, but you have previously had a real estate agent or the village manager selling the unit for you, you will need to check your sales agreement to make sure it has expired, or to terminate the agreement properly.  Failing to do so means they may be able to claim the sales commission anyway, even if you find a private buyer and negotiate a sale yourself.
